Our monthly lot rent includes all ground maintenance; grass cutting, snow removal (on street), 24 hour area for garbage disposal at your convenience, street lighting, an onsite manager and basic cable TV to each home. We also pay the real estate taxes since this type of housing does not have individual real estate taxes levied.
The home owner will be responsible for sewer and water charges from the Village of Wauconda, whose minimum bill is $34.28 (for 2,000 gallons) per month (as of this revision). We have gas forced hot air heating with central air-conditioning systems. An audit over a period of twenty-four months for a typical new 60 ft. long (2 bedrooms 2 bath), indicated that the average monthly expense for electricity and natural gas was around $75.00 and $95.00, respectively. Lake County has a Mobile Home Local Service Tax that is very reasonable that comes out in May of each year. The County tax varies between $ 45.00 and $ 130.00 per year ($ 0.15 per square foot of living space) with a senior citizen discount available. 90% of our homeowners are 55 years of age or older.
Wauconda conveniences are within walking range including Wauconda Park District programs. The Wauconda Township Seniors Bus is available for your convenience five days a week. A Jewel food store, McDonald's and Kentucky Fried Chicken are all in the same shopping center, along with the United States Post Office facilities. A Walgreen’s, Dollar Store and Tractor Supply Co. is located at the southwest corner of the intersection of Rand road (U.S. Route 12) with Liberty Street (State Route 176); and an ACE Hardware, Taco Bell and Burger King are nearby. There are many fine family restaurants available in town. The area is serviced by at least three brand name Auto Service Stations.
