Our monthly rent includes all ground maintenance, all grass cutting, snow removal on street, 24 hour area for garbage disposal at your convenience, street lighting, an on site manager and basic cable TV to each home. We also pay the real estate taxes since this type of housing does not have individual real estate taxes levied. The home owner will be responsible for sewer and water charges from the City of Wauconda, whose basic bill is: $21.95 (for 2000 gallons) per month (as of this revision)
We have efficiency, low cost heating and air-conditioning systems, which minimize your energy costs. (An audit over a period of twenty-four months, for a typical new 60 ft. long, 2 bedroom 2 bath home, indicated that the average monthly expense for electricity and natural gas was $45.01 and $55.96, respectively.) Lake County has a Mobile Home Local Service Tax that is very reasonable that comes out in May of each year. The County tax varies between $60.00 and $130.00 per year ($ 0.15 per square foot of living space) with a senior citizen discount available. (Ninety percent of our homeowners are 55 years of age or older.)
All Wauconda conveniences are within 2 to 3 blocks walking range. The Wauconda Park District has many programs within walking distance. The Wauconda Township Seniors Bus is available for your convenience five days a week. A Jewel food store, McDonald's, and Kentucky Fried Chicken are all in the same shopping center, along with the United States Post Office facilities. A Walgreen drug store is located at the southwest corner of the intersection of Rand road (U.S. Route 12) with Liberty Street (State Route 176); and an ACE Hardware and Taco Bell/Pizza Hut are nearby. There are many fine family restaurants available in the area. The area is serviced by at least three brand name Auto Service Stations.
All homes need to pass a Village of Wauconda Safety Inspection and have the County Tax paid up to date before it can be SOLD to you.
All of our units are 14 feet wide and have dutch lap siding and gabled shingled roofs. All of our homes are completely set up including vented vinyl skirting, tie downs, front and rear stairs, all plumbing connections, gas and electrical connections, black top driveway, and landscaped lot.
